Guide

For landlords and property managers

When something happens in one of your units, the first days decide how long it stays empty and whether neighbors are affected.

First steps

  1. Wait for the release

Police and, after a death, the medical examiner finish first. Do not enter or let anyone in until the unit is released.

  2. Keep neighbors away

Close the unit. If odor is reaching hallways or other units, tell the cleanup company when you call.

  3. Leave belongings for the family

Things that are not contaminated may belong to the tenant's family or estate. Ask a lawyer before removing or disposing of them.

  4. Call your insurer

Ask what your landlord policy covers and what it needs from you.

What to ask the company

  • Can you seal the unit so odor and contamination do not reach other units?
  • Will you document the work for my insurer?
  • What happens to the tenant's things?
  • Can you work around other tenants' comings and goings?
